Private Tenancies Regulations (Northern Ireland) 2024

The Electrical Safety Standards for Private Tenancies Regulations (Northern Ireland) 2024 require all landlords to ensure their private rental properties meet the specified electrical safety standards. The Regulations apply to all new tenancies from 1 April 2025, and existing tenancies granted before this date must comply by Monday 1 December 2025.

Introduced under Section 10 of the Private Tenancies Act (NI) 2022, the Regulations aim to reduce the risk of injury or death caused by electrical faults in private rented properties.

Under the Regulations, landlords must:

  • Provide a copy of the report to the tenant within 28 days of receipt, and also to the council within 7 days on request

ECA encourages Members to support their clients in understanding and complying with these Regulations, helping landlords protect tenants and meet their legal obligations.
